That is an 80/20 split with 80% the depreciable basis (talking strictly straight line and not cost segregation or anything fancy.) for 27 1/2 years.

My preference is just to be straight-forward in saying "I have highly specialized knowledge that you want, and I'll share it with you for a price we agree is fair".

@J Scott Sounds like the agent is being straight up about the disclosure issue, and the seller doesn't want to run the risk of having a potential future disclosure issue, from someone who is not even under contract at an acceptable price.....both understandable.

Sometimes I home for 3-4 weeks straight, sometimes I'm gone.  

I'm currently negotiating with a seller with a straight option deal. 

I'm sure partner and I can figure out a salary schedule even though this venture is straight commission.
