You own a parcel of the land and you are subject to all the Condo Rules and the Condo Fees which could include a Special Assessment for new Roofs, Fences, outside landscaping, paint etc.

Others I have on mine are my plumber, electrician, painter, handyman, 1031 intermediary, general contractor and landscape contractor.

In my field, I argue with tax auditors that perform "statistical sampling"...this is always fun because aside from the MN Dept of Rev that has an employed statistician, most auditors don't know statistics and what I learned from an MBA has helped (as much as I hated both classes). 

Gary, chances are you don't have enough capital for this to be a meaningful statistic.

Landscaping is fairly easy if you plan correctly or are doing simple items.  

Not so anymore, now there different ways as you mentioned due to the different lending landscape in today's market.

Keep the occupancy up, keep up on the repairs / maintenance / landscaping etc then sell or 1030 exchange into a larger asset.
