At the beginning it sounds like you want to scale at a good pace to improve your retirement prospects, just remember the more cash and free cash-flow you have, the more options are available!

I hope this doesn't sound to unrealistic I tend to make unreasonable expectations sometimes.

It sounds like you rented an older apartment and really want something newer.

But, it sounds like it doesn't cash flow if you can't afford property mgmt on the building.Going somewhere "cheaper" doesn't mean the cash flow will be better.
