The choice to carry renters insurance is on them.Renters insurance covers their belongings, liability is in the event of a lawsuit.We have a president in our jurisdiction allowing us to inforce the request.

Or should I request financing for a year and then try to get a bank to qualify me for the remainder at the end of the year? 

If you requested the policy be issued effective the date of the auction and the insurance company confirmed they would bind coverage that date you should be covered in most scenarios. 

They tell you that you will get different "accounts" and "line of credits" which will add up to say 50000 or 100000 you requested as a "line of credit" but they also let you know that there will be "few" pulls to shop for the "best" deal. all that sounds good when you deal with this for the first time. but the thing you will not know is the fact that they are getting you couple of credit cards and few line of credits. yes it is shady and really in the grey area of legality.

The only things that are relevant are the current lease terms, the property expense, and any proof of improvements you want to request.

I am working through this liability issue with the seller and am asking them to add an egress window as part of the request to remedy.

It seems pretty straight forward, request and escrow account, have the investors formulate an agreement for  property manager to draw funds and have an agreement signed between investors and property manager (Who will be collecting monthly rents).  

Or there is agreeing to his request and then 5 minutes after you close give him notice of non renewal (Assuming you are going month to month with him and not some lease).
