The thing about HOA's are, similar to health insurance, every year just like clockwork, you can expect an increase.

I found out during the the first evaluation the largest Health Care employer was expanding by a prospective tenant so I made moves to increase my holdings in that area. i wish there were more available as these are really quality tenants to which most stay for 3 years at minimum (per their contract with the Health Care facility)

I'm simply vocal about the city because you've got people promoting it like crazy for its "cheap deals" to unsuspecting new and wanna be investors, and if I'm not talking about the dangers, there are relatively few others with as amplified a voice as I have out there warning them.

However, the new tenant is older and claims to have health issues where she cannot push/pull anything over 15lbs. and cannot do the trash once per month.

I tried looking at retirement communities because her health is poor, but they are incredibly expensive.
