Detroit is touted as 3x the national average for returns. (We don't have anything to say about the quality of renters necessarily, just that it's good ROI!)
Here in Toledo (one hour's drive south of Detroit) we have been seeing a definite uptick in activity and competition for foreclosed properties...Personaly, I've been doing some hard-shopping to flesh out the portfolio snagging 4 houses in as many weeks before the market changes. (Normally I can grab premium houses in the area for 50-75% of asking price and lately I lost 5 houses in a row before I started bidding 90-110% and got my four)
Changes are coming and Toledo and Detroit are getting their day in the sun...

Who said no one is going to make money in Detroit, @Chris Christianson . I certainly never did, nor would I ever say something like that. I also never said that no one is going to figure out the formula for the city. I'm simply vocal about the city because you've got people promoting it like crazy for its "cheap deals" to unsuspecting new and wanna be investors, and if I'm not talking about the dangers, there are relatively few others with as amplified a voice as I have out there warning them.
