I am looking to be able to issue codes remotely from the phone for the guests duration and also with physical key override. 

Sometimes he even does some of the physical work.

They could mail you a letter to the property, and if it shows as forwarded elsewhere, they may take a further step, like physically checking.I would agree with Scott that it is probably highly unlikely that they will ever check, but no impossible.
