If it were mine, I would do all of the following before shelling out money for a secondary system.Check ther attic insulation.Consider installing UV heat repelant tint (it has a service life) on all sun side windows.Have a thermo scan done of the exterior and interior to see where heat problems occur.Have the AC system check by a tech for proper amount of coolant, and to see if its too big or too small.Vent the cooking hood outdoors (if it's legal to do so).Install ceiling fans in the hallway upstairs and in the bedrooms.Have tech make sure the draw air system is sized (and positioned) correctly for each floor.Make sure the thermostat is not a (NASA Project of complication designed to micro manage the temp), and that it is working correctly.Some Techs are much better than others....Good Luck!

If the market slows down or even takes a nosedive, it's important to remember that millennial housing trends will continue to lean heavily towards renting over ownership with very high demand for proximity to entertainment (getting to OTR, walkability, etc.) and your red box offers that proximity.I'm almost done with a major rehab of a duplex close to there, I'd be happy to connect and discuss!

Couple points on the area:Attractions:- Bethel Performing Arts Centre (outdoor music performances every weekend during the summer)- Short distance to ski hills in the Catskills region- Cute downtown area- Many lakes for summer activities- State parks, walking trails are plentiful.Neighborhood/Property:- Easily accessible to major highways- Residential neighborhood, cute streets and plenty of little cottages for summer getaways- Two bed property, spacious outside area, lots of wildlife aroundWould love some tips, suggestions for purchasing and operating in this area.
