Is counting on appreciation the only strategy in a market like this, or are there points of view?

The gurus selling the mentorship programs are NOT in the investing business, they’re in the sales/marketing business                   

And I'm willing to spend about $250/mo (reireply + twilio + lead costs) for 6 mo to get even just one deal.My opion, and watching tons of youtub videos on "real estate crash blabla,,,,  what will 2021 look like..."

With their appraisals do they loan based on the market appraisal or do they loan on what the DSCR supports like 1.3?

This makes the home more accessible to a wider range of buyers, increasing its marketability and potential sale price.

Any ideas on how I can market the property or get more eyes on it?
