I have been listening to the podcasts as much as possible, during my commute to and from work, and while at home.

The reason I ask is because I was listening to one of the podcasts here, and one of the guests said though he was from Southern California, his first investment was in Texas.

If you could find a part time or summer gig as make ready person helping with apartment turn arounds, then that would be ideal, too, for a future landlord...of course, listen to podcasts in the car or when exercising..and if you have a target area, start studying the neighborhoods and listings.

You'll enjoy every bit of information you receive from reading blogs, forums to listening to the podcast.

My number one piece of advice is to load up a podcast app on your phone and starting listening to the BP podcast from episode one to the current while you are driving or whenever you have time.
