I have several deals I'm putting together with houses under contract that are below market and will cash flow when closed on.Doing Due Diligence and I wanted to see what experience you guys had with this lender.

We purchased the home on 5/18/2022 for $165,000, invested $35,000 in renovations, and sold it for $245,000 on 8/19/2022.

Our typical strategy is to purchase and renovate a property with cash (or Lines of Credit), stabilize it with good renters, then eventually refinance on a 30 year conventional for a more secure, long term investment hold.

What percentage of housing demand in and around Metro Atlanta is section 8, and is it worth marketing more to affordable housing?

A couple years ago, the CN railroad purchased a large parcel of land (40+ Ac) that included a small farm with a couple barns and an old farm house in one corner of it.  

We were particularly interested in this deal because it involved a light rehab, which is less complex and time-consuming compared to more extensive renovations.

After looking at hundreds of thousands of dollars in suspended passive losses, I'm planning to provide substantial services on my next house hack.

They just wanted something furnished while they shopped for a house to buy.

So I have the impression it can really change depending on who you ask. it's not 90k. whoever says that doesn't know how to build. we just built a 668 sq ft house and it was more than that without the land and no garage below it. no way it's that low. 

Is it possible to put a house under contract with a line of credit to wholesale and sell the contract?
