Why is this a subscription service instead of set up as a one time fee?

The tools for the most part are not real helpful it seems the brokers work deals with services based on budget not functionality and you still have to pay for them particularly.

St Pete Utilities was much more difficult to work with (lacking customer service skills), but went very smoothly after talking to the right person (I got the feeling that the first level customer service was just trying to delay me so she didn't have to do the work).

They required personal finance statements and 3 years of tax returns to start as well as an analysis of the operations of the building, which came out favorably (1.66X debt service coverage, I think the target is 1.25).

FWIW, I would be interested in ~6,000 sqft with the possibility of going a bit bigger to host other tenants.Any input from people with experience on building (or dealing with medical buildings) would be greatly appreciated!

I partner up with a management company now for that same service.

Does anyone recommend a service to take my calls and work through tenant problems?
