High cap rates come with low occupancy too.

I highly recommend DFW Landlord Services for a lot of this stuff.

Dayton is a great market for high cashflow.

Most deals purchased in 2022 were at absurdly low cap rates and highly inflated values. 

To achieve cash flow in this high interest rate environment, it will take finding/making a great deal or putting more money down.
