If there are disputes (loud noise at night, not cleaning up after themselves, bringing over rowdy guests, etc.) then you have to deal with it.  

But given you seek out a reputable program you can get those in school, although it is still painfull with the noise.

I actually enjoy the time I spend in the field and behind the desk, so it's not a grind, but this time spent is why my friends think I'm crazy.  

I see what most owners don't, the day-to-day grind of the business.

Every deal I have done uses my day job (the grind) to base my financing on.

I mentioned the excessive noise to the upstairs tenant and he said that he would talk to his wife to try to have the kids keep the noise down.  

The main things have been a tenant not realizing that you can't pour bacon grease into the drain even with a garbage disposal (this is actually in the lease), noise complaints (though half of these have been against nonstudents), parking issues, and seeming to forget when trash day is.  

It's a power trip.Then, after the shower head was installed, she said she wanted us to have some other tenants across a small breezeway from her, stop using their air conditioner because the noise bothered her.  

In that time I never was in his apartment for a service call, noise complaint or anything.
