I'm hoping the lease is good enough that it contains some mention about tenants taking care of the property.My lease specifically forbids pets and in a couple of cases where I did allow pets, the pet addendum states this:  "Tenant accepts full responsibility and liability for any and all damage, injury, or action arising from or caused by tenant's pet(s)." 

I do have a full time job as a construction manager with a focus on construction cost and schedule controls.

I'm currently living in a duplex I own, work full time, but my employer doesn't offer a retirement plan.

I have up to $10,000 to begin with, and from what I can gather that is not a good starting point for purchasing a full note.

So, for a quick background on myself, I am a recent college graduate living in Atlanta, GA, currently working at a marketing agency full-time, but have become extremely interested in pursuing some sort of real estate investing.

LOOK at the rates; they are always 1/2 to a full point higher.

I am preparing to take my RES exam before the new year and hoping to transition my full time position into Real Estate soon.  

I would eventually like to quit my job and work in real estate investing full time.
