That duplex is also further away from downtown and in a less desirable neighborhood.

Some cities, communities, neighborhoods, etc, don't allow short term rentals (some HOA communities for example).With that said, I don't see why it would be a problem.

I also sold that 1st triple decker this past January and did a 1031 exchange into a bigger/better/nicer neighborhood triple decker.

I'd talk to a lender about delayed financing and see if it fits what you're trying to accomplish.

I do plan to make a visit before any offers are made.I have stayed in the same neighborhood as this one so I'm well aware of the community. 

The neighborhood rate is at 2.74% (2018).

I only buy homes that are in safe blue-collar neighborhoods. 

@Alecia Bolton I work down on Edith depending on where the SFR is will depend on the area. if the SFR is in the Vista del Norte Neighborhood then it is in a nice area, that is a small pocket of nice houses in an industrial area. but once you pass Osuna going south on Edith you begin to see more homeless people and the houses are more run down.

Do any of you seasoned Indy investors have a recommendation for a property manager in the Irvington/Englewood neighborhoods?

It is trending "rough" for a neighborhood. with lots of new arrivals to the country from places that don't speak english.
