New to rental real estate

I'm new and I just signed a deal on a bank owned townhouse. I am purchasing at $150k cash and will need to do some cosmetic renovation as well as new roof and hvac system. I am going to all the work my self. I also have an hvac close friend that will help me install the HVAC unit and will only charge me cost and free labor. I should be all in on the property at $170k. The same units are selling if you find a listing at about $200k and go under contract within a week of listing. 

I will be renting the property at about $1700 a month. My question is since it's all cash deal I wanted to cash out to get another property after this one is rented. What is the best options for me to do that?
