My must have is $150/mo profit per property so it hits that and the 1% rule. The only thing I would have to fix would be the garage at some point. Are my numbers as solid as I think they are? I know my rents are on the low end from experience. I have a duplex that is 1300 sqft and I bring in $1,010/mo from the (2) 1bd/1ba units. That duplex is also further away from downtown and in a less desirable neighborhood.
