The ads on craigslist produce the most waste of my time so far.In my area, there is also a service called Locators, Inc. that sells a list of available rentals to tenant prospects; the prospects from this service are usually of better quality and tend to be more serious (after all they paid to find out about your place).

Of course, many will have the "right" answers for various situations (I do about 1-1.5 hour interviews with several prospective companies), but you only find which ones can put their money where their mouth is, so to speak, when they actually have the property management contract.As a result, I always make sure there is an out for me.
