I've often wondered if there would be a viable vacation rental market in Temecula wine country or Lake Elsinor, or if they are not mainstream enough yet.

Sorry for confusion, I just signed a PA, and going the path on closing on in 30 days. but there is 2 options to do this either typical closing or buy the LLC. my PA allows to go down both paths at my sole discretion.

I was a bit wary given how hot the market here is right now and seeing the financials for some other markets around the country. 

Hop on the path train to Jersey City and check out some of the areas there too, Places like Journal square are particularly up and coming in my opinion!

Local markets also effect decisions as something almost considered a given in one part of the country might make no sense in another.
