@Dominick Johnson As investors chasing the dream I've come to realize any goal you set (with a number attached) usually changes.

Don't chase the numbers, stick with a conservative investment while getting your feet wet.

I say the better  path is to find a better deal where you aren’t having to chase the dead.

No system is perfect, so don't waste your time chasing after the next shiny object.

I think when your young your always chasing yield, but when you finally have some money or are a bit older yield doesn't matter as much.For me the best rate of return is a 6 cap with no responsibilities and ownership of the property.
