When buying a property, what would be the advantages and disadvantages of going with a mortgage broker firm vs just walking into chase bank ?

A mortgage broker works with multiple different lending institutions to find the best fit for your needs. So ideally, you don't have to go to Chase and PNC and Wells Fargo and Huntington Bank because that broker is already doing all that shopping around for you.

That being said, if you haven't done many deals, you should still meet with at least 3-5 different brokers and bankers to get a general understanding of how they are willing to work with you.

So essentially they are also going to the big banks just they are doing the shopping around while you relax ?

 Correct.
