I got a couple of softwares that were recommended and I am starting to source and create my lists.

The two software that I use for our small portfolio are Buildium and Lead Simple.

They can send you comps, as well as set you up with automated emails for any new properties that come on the market. 

Hey everyone, what are your opinions on the best software for a small two family property.

So what are you best pros and cons for the software that you use?

A couple of key points of using QB desktop - that's what he uses so I can send (through the software) an accountant copy and he can make necessary journal entries, etc and then send back to me.  

We pay over $2500 a month just for our software, lock-boxes are about $75.00 each for MLS, and another $25 dollars for combo boxes, The expenses are crazy.

I, as the buyer, am seeking advise or tools on reporting/tracking/record keeping software or websites. 

Banks today have decisions made by computers and software, not people.
