The local government has to ascertain its own idea of value because they have no idea of knowing for sure whether a sale is truly arms length, whether it was truly representative of market value, etc.

If it is all about "you", you'll never do a deal.You have to have money to give the seller for their equity, money to pay for their closing costs, money for the title report, money for escrow, money for your closing costs, money to make at least 3 months of the payments (safety precaution) money to pay for the electrical and water while you are looking for the right tenant buyer.

The $1 was hypothetical and I assumed it wouldn’t fly since it’s not at arms length, but it was more a question of at what point would the IRS deem the rent to be reasonable.

For safety sake, I got them all on W2, got workers comp thru the state, disability insurance. etc.

@Steve Morris Thanks for the advice; I have been reading the Health and Safety codes for all the requirements; definitely a lot there and from what I have studied up on, the manager is definitely the key to it running smoothly.

I'm only hoping for public safety, paved roads and decent schools for those that can't afford better.
