What kind of Insurance to ask for

Hello BP,

We’re getting the exterior of one of our propertied painted. The painter had their insurance agency send over proof of insurance, it says that he has a 2 mill general liability policy, 1 mill individual limit. In the part about Worker’s

Comp, he doesn’t seem to have any. Is this a big deal? In what sort of situation does worker’s comp come into play and could him not having this affect us negatively should something happen?

Bill, Insist on Workers Comp. coverage. It is unlikely he is doing the whole job himself. He is either using employees (day labor or part time labor are still employees) or he is using Subcontractors. In either case you want him to have coverage in case those workers are injured. If PA allows the owner to exclude himself/herself on the Workers Comp you need to decide if you want to force him/her to have covereage for themself. In CT that is cost prohibitive and most contractors do not cover themselves.
