Personally, I think Kansas City and Indianapolis are much stronger cash flow markets and I would recommend adding them to your radar.

Most lawyers default to the in rem QT, which requires newspaper advertisement and appointment of a guardian ad litem, which can add an extra $2,000 or so to your expenses. 

Next year I will raise my rates by adding a cleaning fee. 

Some new bathroom fixtures were added and the stainless steel appliances in the kitchen are new.

Then that go will give back some of the extra profit...Bid rigging is a thing...

I believe you may have clicked an extra key or two. lol.

It’s just making the vacation a little easier for the guest and they will pay a little extra for that convenience, so you can get a little extra income from the people you are already in contact with.

This has given time to do some extra digging and I just learned from my realtor today that the extra bed, bath, and kitchen in unit 2 never had construction permits pulled for adding them to the living space.  

The turn over cost will be far more then then the extra 600 a mo...and doubt you're getting your max rent for a unit that someone has lived in for almost 10 years.

Added living space in the basement for unit 1 and a roof deck for unit 2.
