Depending on if I choose to rent or flip the house, the rehab could go up or down, but it is in an established & quiet neighborhood with great access to shopping, Costco, restaurants, the Air Force base.

To answer your questions, my initial thoughts are:1) Who is the ideal tenant - any real estate related start up or small shop, including - architects, independent brokers, appraisers, lenders, equity investors, contractors, developers, investors, designers, escrow officers, etc.

You can go work for a SFR REIT or private equity company like Invitation Homes, American Home 4 Rent, etc. which own 500-2,000 homes in a single market.
