@Chris Schroeder, I would second what @Jeremy Hart said and get it in writing (I bet they won't do it) if you are really concerned about the DoS clause because realistically these loans get sold all the time.

Investing $300k to split $75k is not a very good return - this is also assuming that nothing unexpected comes up causing the rehab costs to increase and the market holds level.

It does seem to me people are generally happy and friendly around here, there is no real traffic issues unless maybe a moose gets into town and causes some rubbernecking.

We responded and stated that upon inspection, if the property was in clean order, i would release half of it the next day; i explained that the back tenant is not communicating with me and will not let me enter the granny flat so I'm concerned i may need the deposit to evict her.
