I know many people have done it this way,  but two major parts I am concerned about are 1) how do you handle all the paperwork such as W2's, 1099's business records, etc. without meeting in person?

While I could kick myself now, I view it as an invaluable experience because it put me on the receiving end of a close and gave me direct insight into why people sell homes to investors.

People always think they will save money by managing themselves, but that is obviously not the case.Best of luck!

It's extremely valuable but you need to be careful in there... some people can be extremely unforgiving.

Some people ar enot so smart.But as @Nathan Gesner and others said, get rid of him anyway.

I always find it interesting how people start and what they learn from their first deal.

But based on that area and depending on the size of your cabin, you may not be as far off on your price as people here think - even with your lower revenue numbers (assuming you didn't accidentally give us net instead of gross revenue). 

This deal was referred to me by a good friend, which means having a great network of like minded people is extremely important.
