Then today I read some negative posts here that were rather derogatory about wholesaling, referring to wholesalers as unlicensed brokers and some other negative connotations.

This has been expressly addressed in the statutes to put an end to unlicensed brokering.

This may fall under unlicensed brokering of real estate since you would be negotiating the terms of a real estate contract for another and you are an interested third party receiving compensation from the transaction.  

There are a ton of small time unlicensed (and some licensed) PMs that don't have any real idea of what they're doing.

To my knowledge no one in Ohio has been arrested for wholesaling, very few are being investigated for unlicensed activity related to wholesaling.

This is the problem that stops most unlicensed brokers from operating honestly, ethically, and from victimizing sellers.

All contracts, options, or other devices not based upon a substantial consideration, or that are otherwise employed to permit an unlicensed person to sell, lease, or let real estate, the beneficial title to which has not, in good faith, passed to such party for a substantial consideration, are hereby declared void and ineffective in all cases, suits, or proceedings had or taken under this chapter; however, this section shall not apply to irrevocable gifts, to unconditional contracts to purchase, or to options based upon a substantial consideration actually paid and not subject to any agreements to return or right of return reserved.

Unlicensed illegal firms are popping up everywhere to ultimately take advantage of unsuspecting owners.  

If so, disassociate yourself from the unlicensed brokers that violate the laws every day.
