I’m already aware of the popularity of Joshua Tree and Lake Tahoe, so I’m interested in hearing about other markets that are strong performers and investor-friendly in terms of regulations.Does anyone have insights on:Specific cities or regions where the permit process is more straightforward?

So I have a rental property with two fairly mature trees directly in front of it. 

Be careful out there....some of the new builds are not comparable to the old builds....many of the newer ones are all siding, no brick, no light fixtures or ceiling fans...just LED recessed lighting...no doorbell, no garage door opener, no attic stairs, one piece tubs, vs tiled baths, no landscaping, no trees, and on and on....they've taken out virtually every single cost.   

Any advice or solutions to get around the hard money dilemma would be greatly appreciated!

When you 'cross' that with 'having been homeless' it makes me think of someone grasping at straws who is desperate for a solution.

I appreciate the advice, because of the low availability in this area for multifamily homes with separate units, I thought room rentals could be a solution.

Yes, I hate seeing the suffering but I am a professional solution profiter, I make $ off solving problems so MORE problems is a giant blue light special. 

Good luck Thanks bob you’ve explained how big your operation is and that’s wonderful and all but for us investors who have only a couple properties and can’t “give contractors as much work as they want” I’m looking for a solution.  

Talk through the options the owner has to solve the problem and give them agency to pick the solution they want.
