We're closing in a couple weeks on a 5-room motel in the Tahoe area that also has a 4 bed / 2.5 bath / 3000 sqft SFR "manager's unit" that will be our primary residence.

Also we have had some good luck purchasing properties in areas we vet out by posting in the local and LEGITIMATE owner group sites for developments "in town and have $400k, interested in 3 bed, 2 bath houses in location xyz" you would be surprised what you can find.

Anything helps, per this example we could say:A single family home that is not builder grade but not luxury so in the middle being 1,600 sqft, 3 bed, 2 bath.Also a:duplex that is 2000sqft vertical build that is identicle layout on floor 1 and 2. each unit would be 1000 sqft and 2 bed, 1 bath.To note, the loan on property 3 is a DSCR loan because there is not 2 years of stable income from me because I am still in college.If there is anymore info that could be needed please let me know.

I believe if I get the upstairs unit (3 bed, 2 bath) ready, I should get around $2700 per month for it plus they would cover utilities.

I have a potential property im looking at that is one side of a duplex and is 3 beds 3 bath (1500 sq ft) with potential for a 4th bedroom in basement according to realtor.
