I keep spectacular books and records, as do most of my tax clients.

Don’t feel like you have to push the envelope with something spectacular or trendy.

Right now my roster reads something like thisHow to Win Friends and Influence People by Dale Carnegie (I very highly recommend it; its spectacular)The Miracle Morning by Hal Elrod (heard about it on the BP podcast)The Classical Liberal Arts of Trivium, an anthology compiled by John MartineauRich Dad, Poor Dad (again) by Robert KiyosakiThe Book on Investing with No (and Low) Money Down by Brandon Turner.This is a little bit more than I usually tackle at once; I like to keep my reading more focused, but all of these books are very interesting and most are pretty easy to read. 

I am building new homes there now and have financed fix and flips that have been spectacular for the contractors... far better than anything in the other markets you mentioned at least at that price point. 

These would not be spectacular home run type deals, but they would be solid single-hit type deals.

To this point I have focused strictly on the low end of the market and the ROI is spectacular without a doubt but I was put in touch with a great local wholesaler who sends me homes in the $150-300 range daily with complete info on whats needed and costs involved and seems like 15% is doable on those types of homes.

The bamboo version is pretty spectacular looking.
