I would say ads are better than cold calling as its inbound vs outbound marketing and most people do not like to be called.

For example I have a unit in Nashville that has been sitting on the market for months.

Any development work they've done on the property also becomes your property.If the property becomes yours, you could try to sell it back to them quickly and below market for a nice profit.

If have investment property, we are looking for relatively updated units (we are ok doing some work ourselves), class C+/B tenants, with rents either close to market rate or that can be increased.

Our market is somewhat shifting, but it is still showing signs of thriving, with many opportunities for growth. 

Many out of state investors look to the Midwest/midsouth to capitalize on the opportunity in these markets.
