I have no experience in real estate investing but over the last week have been soaking up as much info as I can (podcasts, books, blogs, etc).

For the oil staind I use Dawn dishwashing detergent straight and let it soak for a few days and then hose it off .

This is the case anyways, but it's going to be the tenant's knee-jerk reaction to say "You should have to replace my laptop since that pipe burst and it soaked my coffee table, where the laptop was."   

This cashflow crunch soaked up WAY too much capital and I made a shortsighted decision on a different property that cost me at least $8k.

I need to soak up this time to reflect, be thankful and take socialism for the first time ever with unemployment.

Read and listen to bigger pockets books/podcasts/forums, soak up as much knowledge as you can.

This is my first post and I am a bit hesitant about REII recently moved and because it was short notice I got an apartment so I would like to take my time now to soak up the information to become a landlord/tenants (🥴).
