So far this has been the sequence of events:1)waited till the tenant moved out (usually the last day of the month)2)spent a couple days getting the unit ready3)listed and showed the unit (usually have a new tenant lined up within a couple days)4)waited till the beginning of the next month for the new tenant to be able to move inThis means that I am losing 1 to 1.5 months rent with a turnover.

There should be an approval sequence.

I use the same sequence as the RFS.SS - I call this a search saver lead.   

So I want to RINSE AND REPEAT that sequence over and over again, and am growing my buyers' list and contact list and want to find ANY seller who wants to cash out!!  

Another approach that I prefer is to segment lists into sub-lists and nano-niches and spend more, not less, in reaching exactly the ideal prospect with the perfect message arriving at the right time after a sequence of touches has conditioned them to be predisposed to buy. 

That's 5 postcards you could have sent to 5 other people, or a sequence of 5 to another person.
