Here's some ideas, word-of-mouth (powerful, costs nothing), social media (mostly free, spend a few dollars on a logo/branding), door-knocking (free, careful where you do this), cold-calling (little-no cost, we scrub against the DNC, respect the law), hand-written notes (cost of paper and ink, place them on doors), direct mail marketing can be very expensive, but we very strategically send letters to certain property owners, which costs us postage and printing supplies.

Make sure to scrub your lists against the do not call list.

Put your email in the comments (Not your main email, an email just set up for RE investing)  and you'll get added to lots of lists as other wholesalers will scrub the comments.   

You do need to scrub it if you want to get the best delivery and response rate.

Trust me I know because I pull huge lists every month, and when I scrub for mobile only to run text campaigns, I literally lose almost 60% of the list every single time.

You can buy a general list of the properties you're looking for, then hire an assistant to scrub the list and validate the information.

No amount of scrubbing seems to get them cleaned.

The trick is don’t scrub the listing, create filters… begin to memorize average price per foot, and average price sold, and then begin to memorize what a good number is at a percentage of that.

Had to repaint all walls, remove and replace all carpet and pad, scrub and Kilz (and replace) some sub floor, replaced all the trim, and in the garage degreased the floor and Kilzed the walls and ceiling.
