Could anyone recommend a reputable 1031 exchange company?

This is how new investors ruin their reputations before they even have one. 

If you are in competition you have a website.Name one reputable business that doesn't have a website!

The sale should always go through a reputable title company where they handle the funds in an escrow account. 

I started out flipping and then transitioned my business to wholesaling so I can easily close on any transaction if I have to.I don't like the bad reputation that wholesaling has because of people jumping into it with no idea or understanding of best practices, but hopefully, with regulations, we can clean out the bad ones.

Their lack of ethics and competence resulted in significant and avoidable complications that could have been prevented with a more reputable organization.

(Mobile, Al) The two banks I tried to see what the numbers would be regarding a cash-out refinance, they only do 75% of the purchase price + construction cost and not 75% of appraised value that I’m used to.I did try a DSCR refi, and after several paperwork being submitted, credit score ran, appraisal bought, only to have my numbers change before signing the docs for closing-so that was a dud.My question, who do you know that’s a reputable Union or bank that’s doing at least 75% of appraised value?

I know what agents in my market have a reputation for lying or stretching the truth.The other way is you can ask for a copy of the other contract, with names blacked out.  

Then would start the search for a reputable contractor
