There is around 500k equity in the property. 150k-200k would get the property fully rented at top dollar with desirable tenants. 100k would get it to where I can rent all the units back out at fair reasonable market rents.

With these deals you have to risk some capital and thats where I find the average investor especially here on BP that is very much rental ( IE has to cash flow day one ) simply will not entertain these deals.. you also have to be willing to walk from 50k or 100k if it turns against you..

Owner occuppied loans regualted in every state .. must have state license and NMLS registration.NON owner occ loans on 1 to 4 units are regulated same way in about 15 statesin the other states they are unregulated.Keep in mind though investor loans do not follow the same rules as owner occ and rates can change charges can change closing dates can be blown through etc
