I also would love to speak with a qualified plumber who has experience in converting the house to radiant floor heat with a boiler and replacing the swamp cooler or advising an alternative.

Regulate and thin the herd or just better education in the REI wholesale market. 

@Sebastien Hitier I tend to agree with exception of Dallas... if you live in a state were there are no income tax's then dallas maybe makes sense.. but if U live in say CA with its sky high income tax.. marry that with SKY HIGH property tax's and price's ran up because of the herd mentality.. its about whats left over.. add in ever present foundation issues and high probability of massive hail storms.. and well it can be pretty tough place to actually make any positive cash flow.

A couple questions for the herd. 

I get that there are "crickets" because your team is now rushing to put out the fires (in silence... it would have been more productive to have announced it that your developers heard the public and are on it... it would calm the herd down a bit... but heck...

Are the units heated by radiant heating?

If you get specific recommendations, I'd still run the search outlined and see how that reco stacks up against the herd. 

For me running the brokerage was just a free place to work and what I personally got out of it was LEADS  and deals  that were off market and brought to me by my agents that was the true financial benefit for me to herd those cats.
