I would say it is not the easiest thing to do and requires the borrower to have a deal with enough spread to allow for such high leverage and the borrower should be prepared to offer much more than 3-4%.

Oftentimes, a direct line to the owner is the biggest challenge.I'd be prepared to make an offer on the spot BUT I'd also be prepared to take things 1 step at a time.

So again, I think that comes down to, are you all prepared to make that balloon payment, can you hold on and get to where you have "passive" income coming in from the STR, or do you want to get in and out quickly to make a good chunk of change.Â

Going through the U&O process right now, it was helpful to get a copy of the previous inspection to better understand what they look for to be as prepared as possible
