The 1031 Exchange is also a tax revenue raiser (contrary to what many politicians believe) because each 1031 Exchange creates at least two real estate commissions, two title insurance premiums, two escrow/closing attorney fees, two inspections, etc., all of whom pay income taxes on their revenue and fees.

Any broken pipes have to be replaced but you should go through the additional expense of upgrading the entire plumbing system to pex because it is more resilient in cold temperatures.I know politicians and media claim the earth is heating, but I am expecting more cold weather in the next ten years and people should prepare for it.

They have many reasons showing lower than real inflation is helpful to the government. 1 it makes it seem like the economy and the politicians are doing better than they are. 2 It also means they can borrow money, bonds at a lower rate. 3 they increase social security and government pension based on inflation so if the inflation rate is lower it save billions by this points trillions of dollars.

This is tantamount to abuse of power by the government and with even crazier bills such as sb5160/5139/1236 and general direction of our politicians, this presents an existential threat to property/landlord rights.Although unethical infringement of our rights by the politicians is par for the course, I'm more surprised by the relative deferential attitude from the property owners and our state landlord associations on this wholesale violation of our 1st/5th amendment, due process rights.
