In the previous months I would send firmly worded notices that they're being charged a late fee and MUST pay on time and come current immediately or risk termination of the lease.Even still, this was a rookie move and I should have gone straight to the 3-day from the get go.I thought my notices were sending the message that paying late is NOT okay; but I think they perceived the message to be "oh, I can be late and just have to pay a small fee"...
Avtandil G. Why property management is not very competitive in Columbus?
22 April 2019 | 13 replies
PM for us small guys is a tough go...if you own less than 30-units (example), you won't receive the attention of the larger or institutional investors...Columbus was just named top real estate market in the country...things are jumping here...most PM's won't even enter zip codes they perceive as risky or not worth their time because they don't have to...they can set their own fees now, but it's breeding competition...as the market peaks here and out-of-state dollars continue to roll in, you'll see a few companies emerge with more competitive rates...the alternative is to leverage technology and self-manage...Aside from that, it's just a matter of vetting the 200 PM companies in town until you find the right one.
Bradley A. 3-Flat repipe, galvanized to copper. Increased value?
24 December 2022 | 6 replies
It will increase the perceived value and the appeal of the building to a new owner...it is nice to know there are new pipes, so it might make them more comfortable buying your building.... but because it is an unseen it will not exactly increase the actual value nearly as much as something like a new roof that they know there is a limited lifetime on,  and much less than a new kitchen would increase. Most owners never consider the fact that they will ever have to replace all the pipes so in their mind you are not saving them any money and certainly not making them any money....so it doesn't change the math.
