I have found a solid property in a peculiar situation that I would like to get some feedback on. 

The other issue is that I can't get title insurance on one of the properties as it has a marijuana cultivator on the premises.

I also have a letter from his attorney after he consulted with him on the laws of growing medical marijuana.

The marijuana question can be tricky now.

There may be other reasons for the high usage such as poor insulation or leaky windows, or maybe even an illegal marijuana plantation!

My state (ak) recently decriminalized marijuana, so we are going to see it more as landlords, details still being worked out...My concern is that people may want to smoke it inside, too, but I don't allow any smoking inside.

Unless there is something peculiar about the sale and especially because your parents are the sellers, they may not need an attorney at all and should be able to rely upon a realtor in this deal.
