How do laundromats cash flow vs real estate?

Please tell us your success stories and failures. 

P.S. Is it doing ok during COVID? Any advice?

I'm buying a mixed use and thinking about starting one. I currently use Jetz Service for 2 sets in a 16 unit. They "rent" the laundry room from me and pay half the take to me. They own and maintain the equipment and collect the money. I get direct deposit from them every month. They don't work in the area where the new property is though.
