Just starting out, you will be learning and making mistakes, and will need to give up more.

Generally, I believe that people try their best and mistakes happen, but this property management company has been nothing but a cost to me.

Simple investment mistakes don't count.

Take ownership of your mistake and learn to do the proper due diligence recommended above😊

And someone jumping into this as a complete newbie can expect that they have a decent chance of making some expensive newbie mistakes.

So, now I’m looking for advice on where a new investor should begin in this community—whether it’s podcasts, books, or even specific forums within BiggerPockets.I am really eager to learn, grow, make and learn from my mistakes, take calculated risks and in short dive into this whole heartedly. 

This is my first investment and I have made a lot of mistakes along the way so really looking to survive this situation by any means with pressure coming in from my current lender.

Thanks for the mention @Nathan Gesner@Jodi-Ann Birch we don't do business up in Flint, but we have encountered Gebrael Management a few times as they've tried to do business in Metro Detroit.They seem to have good processes, but please validate they will meet your expectations.Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

While it is totally true you can make it own your own, the question becomes can you afford to (cost of mistakes), how fast are you looking to move without guidance/connections, and do you value being in a community with like-minded people actually making it happen?
