Flat rate is available too in many market …..currently there are few SFR fund that is liquidating their asset by using cheap 1% broker.

Where they may consider borrower’s financial state they are most considered with (1) property value, (2) liquidity of property if needed to sell quickly and (3) ability of property to generate sufficient cash flow to pay note payments.

I dont know that I would give up the liquidity unless you also plan to recast the mortgage to lower your monthly payment (or can get a line of credit on the property to pull out the 60k equity from the cash).
