It is my understanding that any 1099 subcontractor must have a workers comp policy, or I could be held liable under my worker's comp policy if their is an incident, and I would need to pay a premium for them on my policy regardless if there is an incident.

I've never required a security deposit and only have had a few small incidents in the last 4 years, one of which was resolved by the guest admitting their fault and making restitution, and 2 in which Airbnb refunded me for a damaged couch and another for a stolen watch.

Keep in mind that you'll all have to chip in each time an incident happens, the HOA has no funds on hand, and boom, another special assessment.I haven't check into it, but couldn't you get it covered under you own condo insurance, have them cover the deductible?
