We stick to the good old fashion long term tenants.

Making sure the property is repaired in a timely fashion could save money in the long term.

We do need to be mindful and I believe that the elderly and immune compromised need to be isolated but not the young and healthy who respond in a similar fashion to the common flu.

On our now-daily long walk with our dog in Colorado Springs yesterday, we ran into a jewelry shop owner on the sidewalk in downtown who said he was going to shut down.

Turn off the cable, return the latest iPhone to the store, sell your jewelry, downgrade your car, list useless stuff around your home on ebay, get a roommate, whatever it is, figure out a way.

Lastly as it relates to owing rentals which is the vast majority of this audience i think this has been a big wake up call for them on what is or is not proper reserves and how to scale in a manageable fashion given your liquidity and ability to generate income outside of the asset itself.
