The problem is when we got a survey done for the buyers, it showed that a barn mostly on our property has a corner sitting on the neighbor's property.

@Carl Rowles we screen all tenants exactly the same, but know several of our local competitors cut corners to attract more S8 applicants - waiving application fees, security deposits, etc.You can try to weed out applicants that have poor "house maintenance" skills by doing surprise zoom calls and asking them to show you their kitchen, bathroom and another room.

You may want to try hiring a local handyman that you can email jobs to do and speak with 1-2 times weekly, meet 1-2 times monthly.Most will put on a good show for a few months then either get lazy and cut corners or start raising prices.

Had one flooring store recommend glue down, they said this is better than 20mil 5mm snap in LVP flooring, as the snap ins sometime break and you can easily replace a glue down.Another flooring store recommended "loose lay flooring" basically that is similar glue down, but has sticky material on each board.

The layout of the lot would have to be just right (for example a corner lot) and the main house may need to be discounted depending on what's happening there (for example if now there is no garage, part of the backyard was chopped, etc.).

I realize this post is 2 years old but someone may have the same question.I use Microsoft One Note for Desktops, it's free and stores your notes in notebooks with tags that are easily searchable for reference later.I have notebooks for Note Investing, Real Estate Investing, Information Technology, and Digital Marketing.Usually, something that I'm studying falls into one of those categories and each notebook has subcategories.

I live in MN and fully trusted my original realtor when he said it was a great area and I bought right after the hurricane so every corner had garbage and debris waiting for city pick up, now a year removed, it's much clearer that my neighbors are not interested in cleaning up their properties as other areas are now.
